With respect to any potential deal being presented to DoveHill through this web site, the participant understands and agrees to the following:

Any party seeking to bring a deal to DoveHill through this web site must first complete and submit a full registration package. DoveHill reserves the right to limit or deny registration of any party for any reason.

DoveHill has the exclusive right to determine whether any deal or potential deal presented meets its purchase and investment criteria, and the exclusive right to decide whether or not to proceed with any transaction.

Any commissions, bonuses (including any purchaser incentive bonus) and other fees will be paid by DoveHill only if the Deal Consultant and DoveHill executes the Agreement and when the underlying transaction has closed and funded. If any transaction fails to close for any reason, no commissions, bonuses or fees will be deemed earned or will be due and payable in any amount.

In addition to any other specific criteria for eligibility adopted by DoveHill at any time, the following rules shall apply generally to consideration by DoveHill of any transaction brought to it:

The Deal Consultant seeking to participate in the Deal Reward Program must be a licensed broker or qualified acquisition consultant who is legally eligible to be paid any compensation under the DRP, or an owner or manager of a property with the legal authority to sell the asset. In order for the Deal Consultant to be eligible for any commission, bonus or fee the Deal Consultant and DoveHill must execute the Deal Rewards Program Agreement (the “Agreement”).

The property must meet the following minimum acquisition criteria:

  • ASSET TYPE: Full service, lifestyle, resort, and boutique hotel

  • OPPORTUNITY TYPE: Value - Add repositioning, ground up-development, or trophy asset

  • KEY COUNT: Minimum of 60 keys, market dependent

  • LOCATION: Florida, Texas, Tennessee, South Carolina, Arizona, and other high growth, high barrier to entry markets throughout the United States

  • BRANDING: Marriott, Hilton, Hyatt, or Unbranded

  • MANAGEMENT: Available to DoveHill Affiliates

Participants will be required to execute various documentation regarding the proposed transaction (the “Agreement”).  In all events, the commercial transactions which are the subject of the Agreement will be governed by such Agreement and not these terms, and in the event of any conflict between the terms of the Agreement and these terms, the Agreement will control. DoveHill reserves the right to reject, cancel, interrupt, remove or suspend any transaction proposed through this web site and is not liable for any damages as a result of any of these actions. DoveHill’s policy is generally not to comment on the reasons for any of these actions, if taken.
